Ghostly Labs <\/span>launched separate mobile apps<\/span><\/a> for Phantom Realty Engine agents and their clients on Aug. 12, extending the platform\u2019s MLS search, lead activity, comparative market analysis, and Sarah AI tools to smartphones. The launch comes about a month after the company introduced Phantom Realty Engine as a combined real estate website, CRM, and AI platform.<\/span><\/p>\n

The rollout comes as MLS organizations are spelling out how listing data can be used by AI systems. National IDX rules govern how participating brokers display listings, while additional AI-related permissions can depend on local MLS policies and licensing agreements.<\/span><\/p>\n

What the Phantom apps do<\/b><\/h2>\n

The client app gives buyers an agent-branded place to search live MLS listings, save properties with a partner, request showings, and ask Sarah questions about homes or neighborhoods. Buyers can also request a home valuation, which is routed to their agent as a potential seller lead.<\/span><\/p>\n

The agent app brings PRE\u2019s CRM and MLS tools to mobile, including listing search and sharing, saved searches, client-activity tracking, and CMAs based on comparable sales and market data. <\/span>Sarah also monitors engagement, flags contacts based on activity, and generates suggested follow-up messages. Ghostly Labs says PRE runs on WordPress and is designed so customers <\/span>retain control of their site and data<\/span><\/a>.<\/span><\/p>\n

What the company\u2019s early results show<\/b><\/h2>\n

When Ghostly Labs <\/span>introduced Phantom Realty Engine in July<\/span><\/a>, it also released performance figures from an earlier deployment of Sarah. <\/span>The company said the system worked through more than 15,000 cold leads and moved 49.5% into its \u201cengaged\u201d category. More than 1,400 were classified as active buyers, while average time on site increased 6.4-fold. <\/span>The figures are company-reported, predate the mobile apps, and use Ghostly Labs\u2019 own definitions of \u201cengaged\u201d leads and \u201cactive buyers,\u201d rather than signed contracts or closed transactions.<\/span><\/p>\n

How MLS rules apply to real estate AI<\/b><\/h2>\n

Under <\/span>NAR\u2019s IDX policy<\/span><\/a>, participating brokers may display authorized listings through websites and mobile apps. The policy also limits data supplied through IDX to IDX display purposes. Other uses can fall under different MLS data permissions and local licensing terms.<\/span><\/p>\n

Milwaukee\u2019s Metro MLS recently adopted a more specific AI policy. Its rules require express written permission before MLS data can be used for AI training, machine learning, derivative datasets, or certain predictive and generative processing, according to <\/span>NAR\u2019s July coverage of the policy<\/span><\/a>.<\/span><\/p>\n

Approaches to <\/span>AI access to MLS data<\/span><\/a> are already varying by market. Doorify MLS in North Carolina has focused its updated data agreement on defining prohibited uses, particularly around consumer data and privacy, rather than limiting AI to a narrow list of approved applications, CEO Matt Fowler <\/span>told Real Estate News<\/span><\/a>.<\/span><\/p>\n

What the rules mean for brokers<\/b><\/h2>\n

Brokers using PRE or similar tools need to know what their MLS permits the software to do with listing data, how client-facing AI responses are supervised, and how brokerage and client data is handled. State requirements and brokerage policies may add another layer of restrictions. <\/span>For PRE, availability alone does not mean every AI-enabled function will operate under identical rules in every market. The applicable permissions can change with the MLS and the way its data is being used.<\/span><\/p>\n
